Mr-Glass Construction in Mission District, CA | Millwright Builders

We’re Millwright Builders, an independent construction crew that installs and services Mr-Glass shower enclosures, mirrors, and glass systems throughout Mission District. Our focus is site-templated glass that actually fits the neighborhood’s pre-1920 rowhouses, because standard-size enclosures ordered off a model number rarely fit a balloon-frame wall that hasn’t been plumb since the McKinley administration. Why Mission District Residents Choose Us for Mr-Glass Service

We’ve spent years threading Mr-Glass bath and shower glass into the Mission’s Italianate and Edwardian rowhouses. Every opening here is different. A Dolores Street interior bath might have a wall 1.5 inches out of plumb over five feet. A Guerrero Street unit might sit over a crawl space that stays damp from old galvanized lines. We measure every opening ourselves and specify Mr-Glass units to fit what we actually find, not what the spec sheet assumes. Mr-Glass sales & service work in this neighborhood rewards crews that don’t trust the original framing.

Noel Castañeda, our owner, did his construction training at Skyline College and has spent the better part of two decades working Peninsula residential projects. He’s framed in fog-belt moisture and knows what happens when a hinge-side gasket pulls because the stud behind it shifted. That experience shapes how we template glass, choose hardware, and seal enclosures in Mission District bathrooms.

We’re an independent service provider. We’re not manufacturer-affiliated and not authorized by Mr-Glass. What we are is a general contractor that knows these buildings and this glass product line well enough to tell you when a hinge is worth replacing and when the panel itself has to go.

Common Mr-Glass Construction Problems We Solve in Mission District

  • Sagging or racked frameless panels on out-of-plumb walls. Century-old balloon-frame walls shift over decades, and a frameless Mr-Glass panel mounted to a drifting stud will pull its hinge-side gaskets and stop closing square. We true the opening before we hang the glass, often by furring out the frame.
  • Hinge and bracket hardware corrosion in below-grade baths. Unheated basements and crawl-space-adjacent bathrooms in the Mission hold damp air from the nearby Pacific, and old galvanized plumbing adds humidity. We spec hardware rated for those conditions and replace corroded hinges before they fail.
  • Water spotting and mineral etching on interior baths with no ventilation. Many Edwardian-era Mission bathrooms never got an exhaust fan. Standard clear glass in a no-fan bathroom fogs, then spots, then etches. We talk through glass treatments and ventilation before you spend on the panel.
  • Seal and sweep failure along party-wall-adjacent showers. Shared walls in rowhouses can’t be reframed square without disturbing a neighbor’s unit. A 1/2-inch Mr-Glass panel has to absorb the tolerance, and the sweep fails first. We replace sweeps with quality aftermarket parts and adjust the panel to reduce the strain.
  • Chipped glass at a hinge point. Once a Mr-Glass panel chips at the hinge bore, no amount of hardware replacement fixes the stress concentration. We call it for what it is and recommend a full panel swap rather than a patch that will fail six months later.

Mr-Glass Service in Mission District: What Local Conditions Mean for Your Equipment

The Mission District survived the 1906 earthquake and fire. That means its bathrooms often sit inside the oldest wood-frame buildings in San Francisco, some with original redwood foundations and balloon-frame walls that were never straight to begin with. Standard-size Mr-Glass enclosures are built for studs at 16 inches on center, plumb within an eighth of an inch. Mission framing runs closer to 24 inches in spots, with studs that lean. When you order a standard-size enclosure here, the installer has to shim, force, or float the panel, and the glass ends up carrying a load it was never designed for. Our approach is different: we template every Mr-Glass enclosure on site in Mission District, measure the actual opening, and order glass cut to that opening. It costs a little more in time. It means the door closes flush on day one and stays flush ten years later.

On a Dolores Street Edwardian, we converted a tub alcove to a walk-in shower for a ground-floor unit. The stud wall was 1.5 inches out of plumb over five feet, and a crawl-space-adjacent bath was running humid from a corroded galvanized line. We built a furring-out frame to true the opening, sealed the Mr-Glass frameless panel with hardware rated for damp interiors, and swapped the failing sweep. The door closes without the sag it had before. That’s the kind of correction this housing stock demands.

Mr-Glass Models & Products We Service in Mission District

We install and repair the full Mr-Glass bath and shower line: Frameless Shower Enclosures in 3/8-inch and 1/2-inch glass, Semi-Frameless Sliding Shower Doors, Custom Bathroom Mirrors and Vanity Mirrors, and Tub-to-Shower Glass Conversion Panels. For structural and warranty parts, we use genuine Mr-Glass hinges and hardware. For wear items like sweeps, seals, and rollers, we use quality aftermarket parts where the OEM fit isn’t critical. That split keeps your enclosure safe and keeps repair costs sane. We keep common Mission District sizes and hardware sets stocked locally so turnaround on a repair doesn’t drag while parts ship across the country.

Mr-Glass Service Pricing in Mission District

Every Mission District bathroom is different, so we quote by the opening, not by a menu. Here’s what Mr-Glass work typically runs in this market:

Service Typical Range
Frameless Glass Shower Enclosure $4,500 – $12,000
Tub-to-Shower Conversion $3,500 – $10,000
Walk-In Shower Installation $4,500 – $12,000
Shower Replacement $3,000 – $8,500

What drives the number: how far out of plumb the opening is, whether we’re touching plumbing or just glass, what finish and glass thickness you choose, and whether the existing frame can be saved.
