Abodu Construction in Upland, CA | Millwright Builders
We’re Millwright Builders, an independent construction firm that finishes, sets, and services Abodu ADUs across Upland. We’re not authorized, partnered, or warranty-endorsed by Abodu – we’re the local crew that handles what the factory panels don’t cover: Upland’s clay soils, foothill fire zones, and older home electrical systems. If you’re planning an Abodu unit on one of Upland’s pre-war or mid-century lots, call (866) 925-0334 for a free estimate.
Why Upland Residents Choose Us for Abodu Service
Abodu builds a precise product. The factory panels arrive square, the joinery is clean, and the unit goes up fast. What Abodu can’t account for is what’s under the unit and what the local code officer will ask about. That’s where we come in.
Noel Castañeda, our owner, did his construction trades training at Skyline College and spent the better part of two decades on residential work across the Peninsula before founding Millwright Builders. He grew up in Sunshine Gardens in South San Francisco, watching the industrial corridor along the bay, and learned early that good structures happen by decision, not accident. That’s how we approach every Abodu set in Upland: the panels are the easy part. The decisions about pad engineering, trench routing, and fire-rated detailing are where the job is won or lost.
We’ve set Abodu units on flat tract lots in the 91786 flats and on foothill parcels in 91784 that back up to the national forest. The product is the same. The site work is not. Homeowners call us because we know which one they’re dealing with before the first panel comes off the truck. See our Abodu sales & service page for the full scope.

Common Abodu Construction Problems We Solve in Upland
Most Abodu units are structurally sound from the factory. The failures we see in Upland are almost always site-driven. Here’s what we correct, repair, and prevent:
- Pad settling on expansive clay. Upland’s clay soils shrink in the dry season and swell with winter rain. A simple slab poured without a soils report moves, and the Abodu unit moves with it. We see door-rack and drywall hairline cracks within the first two seasonal cycles. We fix it with an engineered pad, moisture conditioning, and re-leveling before the panels land.
- Factory sealant failing at the foothill edge. Abodu panels ship with sealant and caulk lines spec’d for a mild climate. On Upland’s north foothill lots, Santa Ana wind-driven dust and constant UV eat through that sealant in a season or two. Units in 91784 dry-crack along panel joints and trim edges. We upgrade to WUI-rated exterior sealing at set.
- Utility trench conflicts on older lots. The raised pier-and-beam Craftsman homes near downtown and along Euclid hide knob-and-tube-era conduit, undersized service panels, and unbonded chimney footings. The Abodu base plan doesn’t anticipate any of that. We route around it, upgrade the panel, and bring the trench work to current code before the unit is tied in.
- Roof-edge debris dams under mature trees. Upland’s tree-lined streetscapes are beautiful, but leaf debris collects on Abodu’s shallow roof edges and the factory gutter trim can’t handle the load. Dry-season debris plus winter rain equals water where it shouldn’t be. We re-detail flashing and drainage on units set close to mature canopy.
- Seismic and wind detailing on foothill exposures. Wind uplift on roofs and patio covers is real along the San Gabriel foothills. We add tie-downs and sheer reinforcement where the standard Abodu set doesn’t account for Upland’s wind events. The unit itself is engineered; the attachment to the ground sometimes isn’t.
Abodu Service in Upland: What Local Conditions Mean for Your Equipment
Here’s the thing about Upland that a generic Abodu installer won’t tell you. The foothill lots in 91784 back directly onto the Angeles National Forest boundary. Set a modest Abodu one-bedroom there and you’re suddenly in a wildland-urban interface zone, which means Chapter 7A wildfire-resistant exterior detailing and a hillside grading and soils report. That identical Abodu set on a flat 91786 tract lot triggers none of that. We’ve done both. The difference in permitting, engineering, and finish work is measured in weeks and thousands of dollars, not a few hundred. If you’re north of the 210, plan for it. If you’re south of it, count yourself lucky and use the savings on the kitchen. Either way, the address determines the job. Our Upland service area page covers the ZIP codes and what to expect in each.
Abodu Models & Products We Service in Upland
We work with the full Abodu line: the 500 sq ft one-bedroom ADU, the 610 sq ft one-bedroom with full kitchen, the two-bedroom at roughly 750 sq ft, and the Studio or Jr. ADU under 500 sq ft. For anything structural or tied to the unit’s envelope, we specify OEM Abodu panels, connectors, and trim. For hardware and weather-sealing where the factory spec falls short on Upland’s foothill exposures, we use aftermarket materials that outperform the original. On older units we advise honest repair over replacement. A door that racks from pad settling doesn’t mean the unit is failing; it means the ground under it needs attention. We’d rather correct the cause than replace parts that will fail again.

AfterAbodu Service Pricing in Upland
What you pay depends on your lot, your soil, and how much site work the unit needs before the panels arrive. Here are the line-item ranges we quote across Upland:
| Service | Price Range |
|---|---|
| ADU Construction | $90,000 – $220,000 |
| Home Addition | $45,000 – $130,000 |
| Concrete Driveway Installation | $4,500 – $12,000 |
The ADU range is broad because an Abodu on a flat 91786 lot with good soil is a different job than one on a 91784 foothill parcel with a grading report and Chapter 7A detailing, or than our Rancho Cucamonga Abodu service on local terrain. In Upland, a standard-set Abodu studio might start near the low end of that range. A two-bedroom with a hillside pad, upgraded electrical, and fire-resistant exteriors climbs toward the top. A free estimate includes a site walk, a straight answer about what your address triggers, and a written line-item quote. Call (866) 925-0334 to get that started.

FAQs – Abodu Construction in Upland
Yes, most foothill parcels in 91784 fall within a wildland-urban interface zone, which means Chapter 7A wildfire-resistant exterior materials are required on the unit’s siding, roofing edges, vents, and decking. The same Abodu set on a flat 91786 tract lot typically doesn’t trigger WUI requirements. We confirm the exact zone for your address before the permit is pulled. Call (866) 925-0334 and we’ll check your lot against the city’s current WUI map.
Most of the pre-war and mid-century homes in Upland, especially along Euclid and near downtown, were built with undersized service panels and knob-and-tube-era wiring. An Abodu ADU adds a significant load, and the city won’t sign off on the tie-in until the main panel is brought up to current code. We handle that upgrade as part of the set, and we’ve seen it solve flickering lights and nuisance tripping that homeowners had lived with for years.
Yes. Upland’s clay soils shrink and swell with seasonal moisture, and a simple slab over that soil will move. We saw it on a raised-foundation Craftsman off Euclid near downtown, where we re-leveled the sled over the clay before the panels landed. The unit set clean. On clay-heavy lots, we recommend a soils report and an engineered pad designed for the movement. It adds cost up front and prevents door-rack and drywall cracks later. Call (866) 925-0334 for a site evaluation.
Yes, we do it regularly in Upland’s older neighborhoods. The challenge is what’s under the house: knob-and-tube conduit, unbonded footings, and undersized service panels that sit exactly where the ADU trench and foundation need to go. We route utilities around those obstacles, bring the electrical up to code, and set the unit on an engineered pad or sled that works with the existing foundation. It’s more site work, but it’s routine for us.
Yes. Every Abodu ADU in Upland requires a city permit, and foothill lots in 91784 often require additional hillside grading and soils reports plus WUI fire-zone review. We pull all permits, schedule inspections, and handle the corrections. You won’t be asked to become your own project manager. Call (866) 925-0334 and we’ll walk you through what your address triggers before you commit to anything.
